TD Launches Agentic AI to Transform Mortgage and HELOC Lending

TD Bank Group is taking a major step into the future of banking with the launch of its first agentic AI model, designed to transform how mortgage and Home Equity Line of Credit applications are reviewed. Announced on May 21, 2026, the new system marks a key milestone in TD’s larger enterprise-wide AI strategy. The bank says this technology will help automate and simplify parts of its Real Estate Secured Lending operations, beginning with the early review process before applications are formally adjudicated.
Agentic AI is different from basic AI tools because it can act more independently. Instead of only giving suggestions or answering questions, these autonomous AI agents can complete specific tasks with minimal human intervention. TD’s model was developed by Layer 6, the bank’s AI research and development centre, alongside teams from Global Technology & Solutions, data, Real Estate Secured Lending, and risk management. Together, they built a system that can generate application summary memos for underwriters in minutes instead of hours.
The biggest impact so far is speed. TD says early results show the model has reduced part of the pre-adjudication process from an average of 15 hours to less than three minutes. The AI can classify client documents, extract important information, calculate income, validate numbers against select policy requirements, complete consent checks, search for discrepancies, and then create a clear summary for underwriters. This allows employees to review applications faster while still keeping human judgment involved in important lending decisions.

For customers, TD says the goal is to make the homebuying and borrowing process simpler and faster. Mohit Veoli, TD’s Senior Vice President of Real Estate Secured Lending, said clients want “speed and simplicity,” especially during major life moments like buying a home. By helping underwriters reach confident decisions earlier in the process, TD hopes to improve the customer experience and reduce delays that can make mortgage and HELOC applications stressful. The bank has also mapped the full Real Estate Secured Lending journey, from document submission to the release of funding, with plans to introduce agentic AI into each stage.
The launch also connects to TD’s broader plan to scale AI across the bank. TD says it wants to combine advanced machine intelligence with human expertise to create faster, simpler, and more personalized banking experiences. The company is aiming to generate $1 billion in annual value from AI in the coming years, and this lending model is one example of how the bank plans to reach that goal. Luke Gee, TD’s Chief Analytics and AI Officer, said the goal is to build a hybrid future where employees and AI work together to help clients get to a “yes” faster on some of their most important decisions.
At the same time, TD is emphasizing responsible use. The bank’s Trustworthy AI team will oversee the model by testing it for privacy, security, fairness, accountability, and explainability before and after deployment. This is important because financial decisions can have a major impact on people’s lives, so AI systems must be accurate, transparent, and carefully monitored. Overall, TD’s agentic AI launch shows how quickly artificial intelligence is moving into traditional financial services. By reducing hours of manual review into minutes, the bank is showing how AI can make lending faster and more efficient, but the real test will be whether TD can balance speed with trust, accuracy, and fairness as the technology becomes more deeply involved in mortgage and HELOC applications.
